Before the analysis starts, an appraiser gathers soil and capability, cropping history, drought status, water, and any wells or pipelines on the subject and each comparable. That usually means several public sources per parcel. The pack puts those facts in one table, with the same fields for every parcel, so the time goes to the analysis.

The Productivity Score (0 to 100), soil group, and capability class where it is mapped. Alberta scores use the LSRS soil rating. Saskatchewan and Manitoba scores use a national soil fallback (Soil Landscapes of Canada), so compare scores within a province.
Crop history
AAFC Annual Crop Inventory
The crop classes mapped on the quarter section in recent years and the dominant crop, from satellite-based national crop mapping.
Drought
Canadian Drought Monitor
The current drought class at the parcel, and how many monitored months it spent at D1 or worse.
Water and wetlands
1:50,000 hydrology
Distance to the nearest mapped water body and watercourse, and wetland presence (ABMI in Alberta, an AAFC land-use proxy elsewhere). Proximity only, not a field inspection.
Energy infrastructure
Wells · pipelines · facilities
Wells by status, pipeline segments and metres on the parcel, pipeline metres per 100 acres, facility count, and wells within 500 m, as published by the regulator.
Subject vs comparables
One table
Acres, productivity, capability, soil, crops, drought, water, wetlands, and infrastructure counts in parallel columns.

Every section
Each section names its dataset and publisher, with the licence, refresh cadence, and an as-of date where the data load records one, so you can cite it or check it.

  • Not an appraisal, and not an opinion of value.
  • No sales data, income analysis, buildings, title, or water rights.
  • Energy infrastructure is what the regulator publishes, not a surface lease file.
  • Productivity Scores compare best within a province. Alberta scores use the LSRS soil rating; Saskatchewan and Manitoba scores use a national soil fallback, and capability class is often not mapped there.
  • Manitoba parcels have no pipeline or facility data in the product.

FAQ

Common questions

Is this an appraisal report?
No. It is an evidence pack: the land characteristics an appraiser would otherwise gather by hand, with sources. The analysis, adjustments, and opinion of value stay with the appraiser.
Which provinces work best?
Alberta, where the Productivity Score uses the LSRS soil rating and capability classes are mapped. Saskatchewan and Manitoba parcels also get a score, crop history, drought, water, and energy infrastructure, but the score's soil input is a national fallback (Soil Landscapes of Canada), so compare scores within a province. Capability class is often not mapped there, and Manitoba has no pipeline or facility data.
Can I include comparables?
Yes. Send a subject and the comparable legal land descriptions. The pack returns the same fields for each in one table.
How is the pack delivered?
During the pilot we run the pack for your parcels and send you the files: JSON, CSV, and GeoJSON for your own tools, plus a printable report. There is no self-serve upload yet.
How current is the data?
Alberta regulator well, pipeline, and facility data refresh monthly, and Saskatchewan loads run weekly to monthly. The Canadian Drought Monitor refreshes monthly and the AAFC crop inventory is annual. Every section names its source and refresh cadence, with an as-of date where the data load records one, so you can see which vintage you are looking at.
